I don't anticipate needing a lot of electrical work done, but some examples would include installing a motion detecting light outside, or installing a GFCI outlet near the bathroom sink, or moving an electrical outlet down a few inches to accomodate the back of a new stove. 

Hi Cassandra,I'm happy to discuss some of the options with you (currently working on multiple 1031 exchanges throughout San Diego County) but this is very critical and you should engage an exchange accomodator before thinking about your 1031 exchange to make sure everything is done properly and you don't end up with an unexpected tax liability. 

They are also very limited geographically in how much hotel building they can do because of limited space and mountainous terrain, so both of these things keep the accomodation supply from massive year-over-year increases that drive down your prices like we're seeing in Tennessee and Texas.

Other banks have been more accomodating than my own, but new banks are conservative and asking for a lot.

This means immediate communication, the speed which you solve a problem for guests, pictures on the listing, design and accomodations of property, Lastly the small details that will allow you to stand out for example a high chair and pack and play for toddlers.Cheers!

Go into multi-family and do the short term rental route to accomodate for the higher interest rates in the short term until rates get better (fingers crossed).
