We submitted an offer on a triplex last night and while our Real Estate Agent has an Attorney they typically use, we would feel better about a referred Attorney here on BP and with a good reputation rather taking a chance on an unknown attorney for our first investment property.We're also looking for referrals for good, local licensed contractors to have the home inspection done.

If your contract states that a certain outcome is expected,  such as house trim painted (rather than house trim will be painted with a horse hair brush with two  coats of paint with brush strokes in both horizontal and vertical direction)  and a general time schedule, such as completed by a certain date (rather than will work 8 am to 3 pm Mon through Fri) then you have a better chance of saying the person is a contractor or independent business rather than an employee.Think of how you deal with a plumber--The toilet is clogged.

My plumber checked the connections for the radiator in the apartment but he did not think the valves at the radiators were leaking, and the carpet is not wet either.

I'm going to move and will be in a location where I can easily invest in a few MSA's within easy driving distance.The challenge to getting a solid handle on what those MSA's are doing overall is finding decent data: it's either for a single point-in-time (not showing year-over-year trends), dated, not reputable/no idea where it comes from, or too much money to take a chance on it answering my questions.Any recommendations?
