James Cloman Renovation cost estimates - per square foot vs per project

I have never seen a SF estimate, unless it's from a contractor (subcontractor realy) performing one specific task, I.E. floor install, refinish, counters, roofing etc.Trying to determine a SF cost for overall rehabs probably won't work out too well.

Refinishing the cabinets with a little DIY sweat was definitely the way to go ... champagne looks on a budweiser budget :) Also totally agree with your philosophy to DIY the small jobs now so you can better manage contractors on the bigger jobs tomorrow ... this is the only way to develop those "Spidey senses" in foreseeing contractor issues around estimates, quality of work, etc.I agree that a backsplash would be icing on the cake.

I'm looking for recommendations for contractors to help me renovate/make ready a 4 unit apartment building built in 1919.Specifically I need an electrician that is experienced in rewiring old buildings like this one, a good/honest plumber that can help update some piping, figure out where certain shutoffs are, possibly install manifolds to allow water shutoff to each floor individually, etc.I also need recommendations for great hardwood flooring specialists, I need to do a lot of sand/stain/poly refinishing.

Full rehab: paint walls and ceiling, refinish hardwood floors, repair and stain decks, dishwasher, and new windows.

Renovations took 2 full months and about 8 different sub-contractors including landscapers, painters, an electrician, wood floor re-finishers, granite installers, cabinet makers and carpet installers.

. - (DIY) Insulation/air sealing upgrades in attic and crawlspace- (DIY) Kitchen, Bathroom, and Laundry Remodel- (DIY) Refinish existing wood floors on main floor (and carpet upstairs if budget allows)- (DIY) Interior painting (and misc. drywall and plaster repair from other upgrades)The good:- Foundation is in great shape, house is level and square (as much as possible for 110 year old house) - Interior is bone dry with no rot or mold- Roof had a full re-sheath/replacement last year- Exterior siding is meh but in good condition with decent paint- Windows are original wood w/storms but well maintained with historic value.- Eventually we'll add a second bathroom on the second floor directly above the existing bathroom. - Some charming original details (porch, molding, doors, wood floors, fireplace)- I'm an architect by trade and both my father and father-in-law have construction experience and are willing to help with the remodel.What options do I have to finance this and do a significant amount of work myself?

I do repair and/or replace anything necessary to have all of the homes major systems in working order such as water heaters, HVAC, electric.Although, I did buy a house for 16.5K, had the hardwoods repaired and refinished, replaced the HVAC, and the flooring in the bath and kitchen.
