I do qualify for conventional financing, I just have a bad taste in my mouth dealing with conventional lending.

Do not be scared of liabilites, to me there is none, I am thinking the investor only wants you to be his eyes, ears, and mouth, i do not see that he will hold you responsible if something goes wrong, ultimately that's the contractor's contract that's on the line.

Have you done business with them in the past or was their name just brought up to you by word of mouth?

Give them a try, my business partner and I use them on all of our properties and could not be any happier.
