For facilitating the viewing the agent is put on the contract as buyer's agent.

It's not easy to get a house purchased with enough room to make money, arrange the financing, have legal structure to protect your assets, facilitate the sale, handle the accounting, etc. etc. etc.  

They are voluntary sales where a lender is either selling a property that they already acquired in an involuntary sale or are facilitating a short sale.  

You also have transactional agency where the broker/ agent isn't representing either side but only helping facilitate the transaction with each being a customer.

I would have to connect with a killer agent and have some good marketing to facilitate this.

Thanks Stinson.I'm eager to meet other investors who are active in my local market, so my REIA should facilitate that it sounds.

My group did not end up being the final buyer, but they facilitated for a big fund from California to pick it up and they have done very well with it. 

Hello @Kem McGuire Typically commercial loans are great to use and if you need to utilize a commercial loan many banks small and large can facilitate that especially with a deal like the 5 unit.

What happens if the seller does not disclose something about the property and then the buyer finds out after COE and you facilitated the deal?

Once I find a good one, I will work on establishing a banking relationship with them, which should help facilitate future loans.I am going to put the commercial side in the back of my brain too in case I don't have good luck with conventional residential lenders or terms change again for the worse.
