I don't think I will have enough funds left over after I give it some curb appeal to add the master suit and turn it into a 3 bed 2 bath, but I think I should be able to get the renovation costs back after I re-appraise.

Basically, I could fine the tenant monthly for leaving a trash cart at the curb, blocking a driveway, parking on the grass, not keeping the yard in like manner of surrounding properties in the area or allowing personal items to be left in the yard, etc.Basically what I said was;For and in consideration of the rents described, Tennat agrees that such amounts are set based on Landlord not being required to perform administartive duties with regard to the enforcement of this agreement.
