Hey,I’m closing soon on a rental and I’d like to hear from other landlords about the rental climate. 

It just doesn’t seem likely that we’ll find another deal in this climate.

I absolutely want to avoid negative cash flow, but in the current climate I’m learning it may be extremely hard to avoid at least first.

I've noticed that most online videos regarding real estate are obviously based outside of Newfoundland, and don't showcase the economic climate of our province.

If your HVAC unit is powerful enough it sounds like you can achieve climate control without the insulation but your HVAC is going to work harder and longer to achieve the temperature you want.  

Still in this climate, its huge risk.

Even if they completely trash your place and you legitimately deduct fees for the repairs they could feel slighted and try to besmirch your reputation, especially in the current "landlords are evil" climate.

New models work in most climates. 

Outside of inflation & rates, of the things that could still "harm" you, you have: Taxes, insurance, political climate, maturing debt, asset class diversification, geographical diversification. 

@Justin Yu Based on the current economic climate and generally low inventory, my focus the last few years has been fix & flip properties in King, Snohomish, and Skagit counties.
