We have (1) a millenial population buying houses (34% of homes bought last year I believe were first time home buyers) and (2) a demand driven from low interest rates - if interest rates stayed where they were pre-pandemic we would not be having the "supply" crisis we are having today.

If people are getting a relatively steady increase in their home value - they are more likely to make a intermediate jump once they pay down their mortgage some - but I would guess move less often since the moves are based more on needs than expectations of a big pay-off.Markets like New York City and the Bay Area seem to have a permanent housing scarcity, so they definitely don't behave like "normal" markets.

I called my local section 8 office and told the lady that answered the phone that i have a home that i would like to rent out to section 8 and wanted information, i was asked to hold, transferred to a recorded line where if i wanted info about renting to section 8 to leave my name and address and in about a week they will send me information. needles to say i was not impressed as i need hand holding for my first section 8 also the home will need 2-4k of work to get it up to there standards from what i read i have no issue with that except if i can repair over time as i collect some rent i will not have to rack up credit card charges.now onto my thoughts about someone on probation/parole:it's a 3BR so they most likely will have a family, which helps with a person being more stable. since they have a record with the police that are limited on where they can rent thus making for a long term renter that would most likely take care of the place as they would not want to be having a hard time again searching for a home to live.
