And your correct the profits coming out of these deals go to overhead and investors.. the sponsor make a very nice pay day but they deserve it .. they create the passive investment for the investor.When you own RE in the manner your talking about IE you personally buy it and usually manage it those are different assets and different experiences.. the syndicator is looking for accredited investor who may just put 1% or so of their liquidity in their deals and probably have all sorts of different investments be it rentals or assets like you describe.My last word on this is that the SPONSOR is the key ... bad sponsor can and may kill a good deal..
