Multifamily Investor Regulations

Hi, I’m trying to wrap my brain around the different types of regulations for investing. I know there’s a Regulation A type of investment where people don’t have to be accredited and can advertise their listings.

But what are the other types? From what I understand there is one type of fund where the investors must be accredited but can’t be advertised?

Any help would be greatly appreciated.
