A proper screening process would have revealed the red flags that would have resulted in you rejecting his application. 

On a another note, if they did share with you the case studies, would not that reveal their key ingredients of how the strategies work? 

The seller's agent has already disclosed that the termite inspection revealed approximately $3,500 in repairs which include tenting the home.  

I'm not sure if that would be too aggressive (revealing that I'm a motivated buyer) but it's worth a shot if I want to move forward and not waste time...

One other huge key I've learned is that doing this will reveal things about yourself and your tenant you were not aware of.  

And peeking through the front windows revealed that the living room and what I could see, needed very little work indeed. 

It is by far the strongest legal method for holding title without revealing the actual owner.
