The zoning allows for a multitude of income producing uses (B&B where I could convet the guest house to 4 rentable rooms, a wedding venue which would require adding a barn) Agri-trourism uses with roadside stand, Christmas tree farm/lot, Vineyard, Vacation Rental, etc.

That way the tenants see progress, and possibly before Christmas, they see a (newer??)

Gift cards, birthday wishes, Christmas wishes etc. should be a no brainer considering that person is holding the fate of your assets in his hands.I also make sure I keep my rentals up to a good standard.

Ask yourself this; would you like your "tenant" to come knocking on your door during a Easter or Christmas dinner to tell you they're toilet is backed up, heater isn't working, hot water doesn't come, burner on stove is out, etc?

I find that happy section 8 tenants do their best so I like to send large gift baskets on major holidays, offer discounts during Christmas, etc etc.

I got some new boots for Christmas.

They also get a goodie basket from me every Christmas.
