Darryl Lin , I am an investor in the Hesperia market for about 3 years and got few SFR that I am renting, the high deserts is a growing area , although CoCr is around 5-6% but you are betting on future appreciation , LA and OC Market is over saturated with renters , many of them can’t afford rent anymore , so many are moving towards the east , 15 years from now , homes should value in the $500k ( my opinion ) think of it this way , a river with over flown water branching out of its track.

Water heaters, furnace, plumbing leaks, replacing a roof, replacing the main water line, tree trimming, microwave replacement, etc. $20-25K would be awesome but you can likely get by depending on condition for $10-15K.

I would have to say that the curtain rod would be easier, but if you are worried about caulking and don't want to risk water damage then the glass doors might be worth the investment.

I have to do that with the water bill at two of my rentals as the water company will only allow the owner to pay the bill.If it is a condition of the lease, you can also give them notice that they are in violation of the lease and start an eviction process.
