Are there any out there willing to bother with such an extreme lowball or should we just let it ride for awhile until Fannie gets the hint that they're not getting anywhere near asking on this one?

I get multiple "investor" calls and messages a week so I need to filter who is worth my time so I'll actively look or waste of my time (hint if you want comps for wholesaling don't call me).

A big hint is to sign up for the Webinar Wednesday which will probably more than pay for the hour of your time even if you aren't interested in the topic. 

Does the fact that they are even arguing about commission hint that they are considering my offer or does is it just a formality before they decide to forward it on through "a computer system" to the bank.

The tenant (doctor), who is new and has only been there for a month, has hinted that he feels I should continue to provide this service at my expense.  

They usually get the hint and move elsewhere and do not get a glowing landlord recommendation (off the record - Indicate they threatened to sue for something frivolous and see how many landlords desire them as tenants).I love the very low vacancy rate of my market.
