If we know they're sitting on the sidelines reading the posts, then why not encourage them to participate in the discussion by asking what they think or if they have a related question they’d like answered.This is my first post outside of the “New Member Introduction Forum†and I’d like to tell all the lurkers out there that it feels great to get my feet wet!

i used to be a lot more active..i've been very busy lately with rehabs.it's been a very busy and awesome summer for me :) ...99% sit on the sidelines while the other 1% take action..be that `1% :)

I do see investors pull back and sit on sideline but houses under 200K in Atlanta are still very hot.

Though investing out of state can be intimidating and requires more vetting, it has been much more valuable to take that lpunge than to be on the sideline in California.If Florida is on your radar, let me know and I can forward you some info or answer any questions you have.

If you're using some sort of callrail or sideline number (I would highly suggest not having your personal cell phone number on the sign) then there's really no way for them to track you down and fine you but you would still want to take the sign down if called.Putting them up Friday evening and taking them down Sunday night is a solid idea and that would be a great way to capture areas that would normally get the sign pulled ASAP - Scottsdale, Tempe, ChandlerThe further west you get into Phoenix you'll see multiple signs on every street corner.

Mike D: i know exzactky what you mean, im in the same sittuation as you and i am doing my best to take advantage of the opprotunity.Rich, again two thumbs up for the awesome post.I took your advice and started to rummage through the treasure chest and i found something interesting.One of my biggest things when i first actually jumped on the court and left the sidelines was feeling that i couldnt compete.I remember when i first started to learn about this business, i would read about guys that was pulling off some amazing deals or guys that were worth alot of money and i just felt intimidated. however, now that i did my first deal, i just feel like anything is possible now!

Don't get me wrong I have reserves it's just that I do not have 20k on the sidelines in case of everything breaks at once.
