People with net worths measured in the millions of dollars never blinked when my rate was a bit higher when I was a mortgage banker, they understood that the cashflow on a property that doesn't close b/c the mortgage got botched is precisely zero dollars and zero cents, IRR 0.000%, cap rate 0.000%, annual appreciation and equity gains 0.000%, and so on.

Which, correct me if I'm wrong, but that sounds like it would mean you would need to hire agents that had precisely one transaction under their belt.

Hard work, time, energy and a bit of luck will determine the precise results.Stretch goals are great.

What I don't like is the renter density and vacancy amount:Also the prices are insane:In my opinion, you are late to consider that strip unless you buy for speculative purposes (i.e. buy low sell high fast, flip, fix etc).Also Miami Dade is generally a high crime area, with good parts yes, but you need to know precisely "boots on the ground" what you are doing and where.Look to start with something that will cash flow and you are able to cover the vacancy from you other income IF it comes to that.

Sometimes small "college towns" will have more regulations than you would think, precisely because of all the student housing rentals.Some small towns with universities will have a fairly expansive bus system, to serve the students. 

But, in my view it is the most robust and viable precisely because it forces us to think through what the cash flows might look in the future and why, and what our exit might look like, and why ?

I don't have a precise answer for you but rather a few more questions that may help give us some more info.
