Hair Dressers, estheticians, etc are very price sensitive in these situations. 

Hey BP - so a friend of mine who is a hair stylist was recently speaking with a client who mentioned that they are thinking about selling a commercial space.

He's left his short-haired dog tied up outdoors all night in winter, left it caged indoors all day when he's out--and today the dog choked on the leash/chain that was attached to a dog-run wire... and died.

I know that if I had a place to sell I wouldn't even respond to an offer 25% under ask (for example) and would simply ignore anything else that came from that "buyer".You will also be competing with people looking for family homes, forever homes etc and they will be more than willing to pay closer to asking or even a hair over if it is the perfect house for them.

You can choose your own title company and sometimes the seller will pay the title insurance if you do, however there are times you will pull your hair out dealing with the seller's title company.Recently Auction dot com has offered properties without a buyers premium.  

My wife and mother in law have the hair brained idea of just getting the electric panel repaired and just getting a home insurance like American Home Shield on the HVAC just in case the system breaks down.

also, looking for combing insurance (primary + rental +auto) , what would be good place to look for ?

I guess it will take a fine tooth comb and  hard work but it’s definitely money to be made I’m just unsure about the long term a stabilty here. 

Ask your lender to comb through the FHA purchase guidelines too for confirmation.
