In my main market they will run rental applications for $13 a month (credit/criminal).For advertising, I advertise my rentals on Facebook, Zillow Rental Manager, Cozy.co, Apartments.com and Craigslist.

Hi Syed, it is a good idea to proceed with the full spectrum of screening (an option that lets you pull not only their credit score, but also a full breakdown of their credit history, and also includes a nationwide criminal background check, sex offender registry list, and eviction history check).

That's why there are a ton of resources out there which can help you to turn away from PMs and towards being able to manage the rental properties yourself, with a certain level of automation brought to the process (ie. listing the property and publishing it to 10+ other major listing sites, comprehensive tenant screening applications which includes a nationwide criminal background check, credit check, eviction history check, and requires references for prior tenancy;  digital leases, payments/online rent collection, and automated maintenance tracking).

I would be asleep in my bed until 8am, at which time I would tape a large 8.5" x 14" piece of yellow paper to his door with the word "TRESPASSING NOTICE" in big bold letters at the top and the details of breach and criminal trespass below.

One thing I always do when going separate ways with problem tenants is to inform them before move out that if they cause any damage I will not only keep the full security deposit but also send them to collections for every penny of damage, which will wreck their credit and limit their ability to rent an apartment ever again, and if the property is vandalized I will press criminal charges.

The most common problem is not the feel good intentions of the owners, it is the lack of knowledge of proper dog training.It is easy to spot a scumbag-gangbanger-a-hole-criminal-felon with an aggressive dog(unfortunately, almost always a pitbull) but, the real problem will be when those good tenants with jobs, good credit and kind hearts, are so puzzled as to why their perfect little 70lbs sweet pitbull baby bit someone.Lastly, a question to the OP.
