Lots of visitors to an area, (Florida beaches, Smokey Mountains) and where things are stable and are STR friendly.The Northeast doesn't always have the most friendly climate for STRs or landlords in general.

Right now we're in the worst lending climate in 10+ years.

Maintenance cost is a function of property condition, age, climate, construction and renovation materials, tenant pool, and property manager skill.If you base your property selection on the above, you will make the best decisions.

I can't help with advice specific to the PA climate (I'm next door in OH), but I focus on buy and hold multifamily properties in C neighborhoods here and much prefer it over single-family investments. 

And they like places with a great climate and by the beach.

@Marc Warren The climate has certainly changed. 2022 has been a challenging year, with interest rates squeezing cash flow down from where we were a few years back.

Not sure if it will be the same for you, but I was told it will take 45-60 to close on a FHA loan just because of the current climate.

Most everyone starts somewhere and then shifts as the business climate changes in their area or other opportunities present themselves.
