You don't need a 50 year plan, just get one under your belt and see how it goes. 

After a year of living there I hope to repeat the process, and get a couple properties under my belt through FHA loans and house hacking.

I've used it for everything between roof repairs, A/C blower motor replacement, washer leaks, and general house cleaning/deep cleaning.

Ductwork can be cleaned and sanitized no need to replace.. the coil can be cleaned or replaced and that’s all that’s to that the blower motor in your furnace blow air across your cold coil that’s how you get cold air.
