Any real estate attorney can draft this, or you can find a generic form online.

To me if the buyer wants to pay a consulting fee, it needs to be him cutting a check to the consultant/coach.Tell your buyer to present generics, not specific address, etc.....every sentence i thought the next one was going to be the "consultant" stole the deal....or your next post is the "consultant" bid $5000 more on this bad deal.Does your buyer need advice and guidance? 

Both are generic ordinances that once stopped people from using raw shipping containers and random metal buildings for housing that caused blight in communities.

All that aside, does anyone have a generic range for these components, for example say $x/ linear foot for a 20-ft wide, standard roadway with extruded curb & gutter, say doubling that if your grades are more than Y degrees, or tripling if more than Z degrees?

You can use the app Fiverr and get a couple generic floor plans laid out prior to taking it to an architect/design team.

@Eric Edwards Tax sale could mean a sale for income taxes or other taxes as well as property taxes.Presuming we are talking about property taxes, Tax Sale is a generic term meaning the sale of either a tax lien or a tax deed.

@Jorge Esteban Vargas if your offer is accepted your LLC can always assign the contract to the new entity that you and your partner create.As for setting that up, most of my single member LLCs I have set up on my own and use generic operating agreements.
