There are a few hard, tangible assets that are likely to preserve their value.

Hello,Our area is unique because we are landlocked (bordered by oceans, rivers, swamps and nature preserves) and there is not much opportunity to build new construction on the southside. 

But it's a pretty small garage (20 x 18.5 outside dimensions) and probably wouldn't support another level since it's got old cinder block walls.I thought about knocking it down and just build something bigger, but it kind of goes against my inclination to preserve and improve things that have already been built.

At this stage of my life (71) years old and more concerned with estate planning than career advancement, my top priority is asset preservation on an INFLATION ADJUSTED basis.  

Wish I knew "Preservation of Capital" when the market was in a death spiral.

Has a lawyer drafted an agreement saying you will own 50%, that you do not have to pay taxes, insurance or maintenance to preserve your 50% ownership and that your father can buy out your share at purchase price plus 5% annual appreciation.  

A lot of value there.Class A, by definition, is preservation.

You're preserving a perceived value in that low interest rate 1st even if it is costing you...the 6% on the total may be lower than what you're paying now. 

If you want to build something, emphasize on preserving it. 

and sadly from my POV all this churn of older homes is destroying the older home stock that should be preserved as guess what - they dont make that kind of home anymore.......
