I am always doing something involving not only real estate but personal development from using my vehicle as a class room for Jim Rohn, Napolean Hill, Brian Tracy, Les Brown you tube videos (just to name a few) or audio books I've dowloaded somewhere.

After researching many websites and you tube videos, I came across BiggerPockets website and am very pleased with all the information I have found on this site.I purchased the book package that includes "The Book on Rental Property Investing" and "The Book on Managing Rental Properties" and am so excited to learn the details on this profession.

Sometimes the knob and tube has been replaced and sometimes not. 

There were a few items that were identified.Live knob and tube wiring throughout (Google says ~$15K+ problem)Insurance concern (higher premium)Fire risk (Attic has fiberglass insulation over K&TExpensive to removeWarping of roof shingles due to lack of proper ventilation in attic (Google says ~$5-10K problem)Need to replace / repair roofNeed to address ventilation issue1 furnaces and 1 hot water heater are at the end of life (Google says under $5K problem)Known prior to inspection, so I'm comfortable with this.My intent is to work on getting quotes from professionals for addressing these issues and to go back to the seller in regards to the K&T and the roof.

I think you have all what you need and actually understand lingo on the rehab, a 10 min talk with your dad/day gets you through 3 months of nightmare with other investors that hire cheapy contractors who watches you tube on how stuff works.

As I am sure you are aware Vegas was hit very hard when the economy went down the tubes.
