-I have never done anything connected to construction and I guess when you rehab houses you need to know how to do stuff like that/enjoy it at least at the beginning when you can't outsource it- so do you think I should offer someone free help with stuff like that so I can see if I could enjoy it?

LOL.. compared to west coast were we have out sourced it to the Philippines and its all digital data.. :) just pullin your leg.Although I think that will be the biggest challenge for PR going national is what they do in the attorney states which are so @$$ backwards in the way they do things.

Some people buy a 100 unit complex and manage it themselves (not recommended) and others hire property managers for the other side of the duplex they live in.What we have done is built our own management company in the Kansas City area instead of outsourcing it or doing it ourselves.I don't know the San Antonio market but elsewhere offsite property management can often cost around 10% (although I don't like the fee structure as it often creates poor incentives.)

There are a lot of technology tools these days that make it easier, like Cozy.co.I would still put Property Management fees in your calculations and essentially you'll be paying yourself for operating the units until you decide to outsource it... and don't forget vacancy.Have fun with it!
