Even though the state of Texas enacted legislation creating the series llc back in 2009, few people are using it. 

The capitol is gorgeous, and there is a huge need for housing for the state legislators, state workers, etc...

If you sign up here the Obama administration will set up a personal meeting for you at your local representative to discuss healthcare legislation with them face to face.

I look at all types of data like local economic trends ,how many people are moving in and out of town and any new legislative laws that have a direct correlation to our local real estate.

I've been in attendance.Plus Nevada passed new legislation last summer regarding real estate licensees and property managers hiring of licensed and unlicensed workers.

In the U.S.A. recent legislation has addressed these practices, but in Canada we're not quite there yet. 

The legislators who crafted Dodd Frank reasoned if someone was savvy enough to own an investor property, they didn't need the strict government regulations hindering them and those savvy investors could compare lenders based on product and rate and terms vs. just what Fannie and Freddie gives them.Of course a 203K takes longer than cash.  

A fun fact for anyone interested in CA- In California we have state legislation(Prop 13: https://www.californiataxdata.com/pdf/Prop13.pdf) preventing property taxes from increasing by more than 2% each year and it resets to 1% every time the property is sold which allows owners to estimate taxes and make more knowledgeable decisions. 

There is some legislation proposed by a Seattle Councilmember (Tim Burgess) that will put some limitations on vacation rentals.
