problem arise when they don't watch the variance of pricing per quarter or at least every 6 months because many times it fluctuates. what's steaming hot now might be warm within 6 months. you can't go by the national housing market reports and think that it speaks for every city and every subsection around the country. buy and hold investors know this but speculators aren't always aware of it, which results in ugly properties staying ugly, getting uglier.  

I didn't realize how differently the numbers can fluctuate for people that are use to doing 20% down and having money on hand for renovations.

But overall I don't typically notice a ton of fluctuation in pricing. 

Does anybody have any advice on how to analyze the ever fluctuating market in the different areas of Orange County/SoCal?

This pro forma is not close to that ideal...Rehab budget is not something you can fluctuate - **** costs what it costs, and $5,000 doesn't buy nearly as much as you think!

I know that profit will fluctuate a lot with specific deals but I wondered what the average was.  

In my area home values fluctuate from 100k to million dollar homes.

While it offers a valuable starting point for understanding the market trends, it may not capture the full range of price fluctuations within that area.

One thing you'll never have to worry about in the Pittsburgh market is fluctuating property values!
