If you are looking to finance and not paying all cash.... prepare for appraisal gaps, numerous disappointments, etc.

I'm really disappointed when I hear people ask what kind of script to use or how to hide a fee....there is no need at all for that stuff, glad to see you recognize that!

I am very disappointed by some of the other replies in this thread.

There are a few tenants that I'd be fine "pushing out" by notifying of higher rents starting x date, as they have not taken care of the units very well and I wouldn't be disappointed if they decided to leave.  

We can't blame them completely as we should have done our due diligence better but we hired them to do that for us and they got paid so we were really disappointed!

There is some wood damage.I have never gotten this far yet, so I feel a little disappointed that this property came back w a bad report. 

Even friend recommendations can disappoint.
