I actually am currently in the process of putting a deposit down for a very popular new subdivision, and am contemplating buying out the remaining slots as well to flip for profit.

Hi everyone, i'm contemplating a deal in Rochester and wondering what the Rochester, NY or Upstate/WNY members think of an estimated 19% cash on cash return (which includes operating expenses of taxes, insurance, utilities, a maintenance reserve, and 10% prop mgt fees)?

I'm contemplating getting a hard money loan to buy the property, give the man who contacted me a lease option and then either refi and hold it, have the new buyer get a loan in his name once he can qualify, or selling the property to a buy-and-hold investor with a tenant/lease option in place.

Reasons I contemplate not doing the inspection:I am already getting a good price (below asking) on the property (good for my market)The seller did very good work throughout the entire house on his own.

Question:  My wife is contemplating getting her license primarily to use for our own investments.

I have contemplated with the question to LLC or not myself for a long time.
