She’s using fake generic overboard friendly texts with threats and verbiage that’s not true or in contract.

@Phillip Troutman I have done several transactions in Brownsville (and surrounding "valley" towns) and I might answer this with a very generic response - if you have a network of property managers, realtors, etc. to help you be successful in a specific area then that is more important than the actual area.  

I've done some online searching and found some generic options, but would love to connect with those professionals that may be more experienced in real estate to help me understand my options.Wondering if there are any investors in the Utah County area that would recommend attorneys, accountants, or financial advisors that understand real estate in the area that I could work with.Thanks!

The more generic you make your unit look, the longer it takes to rent as it competes with all the other generic units. 

I know it's generic, but it really depends on what YOU want to do.

I have some things to consider from experience specifically pertaining to the lease agreements -> here is my cookie cutter answer I left on a recent post:Please understand that this is not legal advice, but something I wish I had done when using a generic lease agreement provided by an agent initially.

As Michael said these are generic numbers. 

It was my first go at renting and it was just a generic print off internet lease.. 

They'd probably create a generic sounding LLC....Bob's Farm Products, LLC and buy under that and chances are you would never know.I think in Florida they restricted purchasers from 5 countries that are non-residents.
