A $200,000 duplex might have identical rents in municipality “A” and municipality “B” but the property tax rates will vary, local regulations will dictate licensing requirements, labor rates will vary &  the particular location will dictate insurance premiums since insurance carriers will weigh local replacement costs and whether the municipality is viewed as being a “plaintiff friendly” in arriving at insurance premiums.Better situated assets will attract better tenants.

always thought about wholesaling, i’m a mail carrier so i see all types of houses. what’s the most you ever made? 

The topic was Transaction Analysis- specifically one data-driven strategy for narrowing your investment search to a particular area by looking home sale trends in various school districts and cross-checking that data with USPS carrier routes. 

This is after a double digit percentage increase last year.The only 2 options, if I want to hang on to these properties, are:1) increase deductible2) change carriers, to a lesser reputable carrier (think rated B or lower on AM best)Is there anything I am missing and how are you coping?

They look like a decent carrier so far.

With forced air systems for instance a carrier system or a trane Has more expensive parts than a Goodman system.
