Hello Everyone, My name is Brooklyn, I am 20 years old and fresh out of college, I just graduated with my Bachelors in December 2023 off a full ride scholarship with a 4.0 GPA, I currently wholesale land and houses.

We are in Jersey City, with an amazing commute into NYC, so we now have had a ton of appreciation and drawing professionals from manhattan and Brooklyn the past 5 years or more now.Here is a rough breakdown of what we did rent wise, and with paint and minor cosmetics, the past 5 years ~2015 ~ first tenant $1200In preparation, we cleaned and Painted, steamed carpets.Upon his move out, we did a lot of deep cleaning.Steamed carpets.Touch up walls and paint.2016 ~ second tenant $1250A lot of deep cleaning upon move out.Steamed carpets.Touch up walls and paint.2017 ~ third tenant $1275Upon move out:Repeated Deep clean.Touch up walls and paint.2018 ~ fourth tenant $1550This tenant was spectacular.

I'm interesting in buy and holding and house hacking a 2 or 3 family home in Brooklyn Queens or Nassau depending. the market value on homes in these areas vary massively from block to block and most investment opportunities here are off market deals and hard to find. should I find a reputable wholesaler to buy my first deal off of instead of spending months and hours finding the "right deal"?

If by "better" you meant better areas then Lakewood, Edgewater and Kamm's Corner are going to be your "higher" end rental markets with Old Brooklyn being right in the middle.Old Brooklyn is an area that comes in right between the two as a really solid area with access to great tenants.

I also have an apartment in Fort Hamilton, Brooklyn NY, right by a military base.

Although I don’t have personal experience with this brand of bed sheets but on episode 665 (around 44:25), they interview Jeff Iloulian and Rob Abasolo swears by Brooklyn & Sheets!
