I had to do 3 coats of paint to get it to look really good (I'm a bit of a perfectionist).If you have the option to rent / borrow a professional paint sprayer, do it!

I would rather not have 2 coats of primer and 2 coats of paint to go over dark purple and greens, I had a painter mention there is a paint out that truly does cover in one coat with these dark colors.

For 215 Sheets, hang, tape, mud , prime, and paint with 2 coats, I paid +/- $7,500 for material and labor. 210 sheets @32 sq ft equals 6,720 sq ft.So this equates to just over $1.10 per sq ft.

Kitchen cabinets were ash and I was able to get a cabinet guy to drill for european hinges and I used GF Java gel stain with a final coat of poly.

Since the walls are thicker, you lose a little interior footage compared relatively to what stick homes look like on the outside.

I think it's just old siding that's lost its top coat (if there is such a think), and now everything just clings to it.

I had a rental that needed to be painted, about 1200 SQft got painted 2 coats, plus baseboards and paid $950 including paint.

Do the next owners a favor and do not put down the carpet, they may want the hardwood if not it is easy for them to install the carpet.Our floors are in no way perfect but neither are the apartments so they complement each other well (some people pay extra for the “distressed look”).Total cost for me was ~ $300 (sander rental, sanding pads, poly) and took a solid weekend myself (plus a day of drying before the second coat of poly).
