If your refrigerator and stove are being used 50% for business and 50% for personal use, then you can depreciate 50% of those as well.

I found BrandsMart USA to be the cheapest, each set includes microwave, stove, dishwasher and refrigerator cost me ~$1900 (Amana brand).‎I would love to use better quality appliances such as GE, Frigidiare, Whirlpool, Maytag and LG but I find it hard to spend $3-6K on appliances.

I wonder if it would have been better to open the wall between the stove/microwave and the dining room and then add an island parallel with the sink and make a large open kitchen dining area.

I have no idea the cost to repair it short of the $10k another roof in the area cost to completely tear-off and replace.The rent we'd get would be $900, 5% interest on the loan, 20% down +$5k bankruptcy release fee, needs paint/carpet/stove/fridge (plus the repairs from the leaking).
