I would invest in high-dividend-yield aristocrat stocks which could easily spin off enough passive income to live off of.

As I am reading all the responses (thank you all) my wheels are spinning and perhaps a private investor looking for some cash flow would be in order for temporary (12 month) funds.

It sounds like your mind is already spinning with options and ideas and that's all good!

Vegas and PHX you could get higher end homes to go on contract but not today.. just check MLS listings no need to.At the end of the day low down payment to people that don't qualify for FHA is on its face according to Dodd Frank SUB PRIME lending and Sub Prime lending was one of the greatest reasons we went into a tail spin.. that's my point.

I'm just posting today, because I think that investors considering "preferred equity" need another spin on this type of investment.

Unless the competitor realtor that this client has hired spins his review of your property in such a way to downplay the home in the hopes of pulling this client from you.
