Market: the reality is that the local Phoenix market is by in large over-saturated by STR's.

My suggestion is to saturate particular zip codes with your different marketing efforts you've picked up over your training/education.

Before COVID it was definitely becoming more saturated and in late 2018 regulations were enacted that required a permit and to pay hotel occupancy taxes to the city, which also trimmed some supply slowed the growth.
