This is an industry disruption just like motor vehicles, the internet and smart phones.

We have found that dishwashers often leak or don't clean well, fridges have bad motors and don't cool for very long before they break (and then you have to reimburse the Tenant for their spoiled food), and washing machines work, but don't spin. 

I like certain south side chicago neighbourhoods like Hegewisch and Mount Greenwood.

Duplexes are tough to come by in any local market, but some come available in markets like Henderson, Rocky Mount, and Wilson. 

Plus the mounting late monthly payment.

I'm looking at a mid-sized multi-family complex (9 units) in Rocky Mount and wanted to see what you guys could tell me about the cap rate for similar properties and the area class around there.

In our 6 month inspection, we saw that the tenant has blatantly used nails to hang artwork/pictures throughout the house and they installed a wall mount for a TV. 

Should I allow my tenants to mount the TV to the wall?
