Last nite I met with one potential private investor over dinner and discussed the deal.

If it happens, it sure is gonna make Thanksgiving dinner taste bitter.

I just need to bait the hook, not send down a steak dinner.

I'm sure they'll buy you dinner when they're in town as a "thank you".  

For 2 bed king frames & mattresses (Zinus), 4 end tables, 4-5 person sectional couch with Ottoman (living spaces), coffee table, dinner table, 4 chairs, 2 entry/mudroom benches and 2 dressers I was right around $9K.

At this juncture in the cycle, if your market is still bottomed, it's not a cyclical bottom - it is death spiral.I think you need to buy the agent dinner, and ask questions for about two hours.

You can get a good idea whom your comfortable with by simply spending a few hours with a potential borrower driving around looking at their properties and perhaps going to lunch or dinner once or twice.
