Don't use guru lingo, talking about ARVs and the 50/2% rule, say it in english, if you are not crystal clear and forthright you're wasting your time.

You all just made me realize how strong you will get hit back when you say something negative, Thanks for the advice , I really appreciate it, I edited my first response, as I feel most of the replies I got were due to the fact that I incorrectly formulated my post ( note: I'm not a native english speaker so sometimes the intent of the message is a bit different than is seems) I assure you all that I greatly appreciate all feedback , both negative and positive and I am not trying to offend anyone not even the least bit.

The end-buyers did  not speak good English so an interpreter was needed throughout, which complicated things.

My realtor sucked, the deal fell thru and I fired fired first attorney, he was non responsive and second attorney only communicates via legal assistant that has poor attention to detail, poor grammar and I can barely understand her English when I speak to her.

I wish the English language had a single succinct word for 'absolute comedy gold'...

If that were in place,   it would not affect the screening criteria,  except that you would have to track the order that applicants filed (following a complex bureaucratic process of course) and process them in order,  including granting appeals, accomodations (for example for non-english speakers) and re-evaluations that could take days.I'm sure there are more details I'm missing,  but thats the broad strokes.
