I have/had  collaborative and respectful relationships with probably 15 of them,  adversarial but otherwise respectful relationships with the next 3,  and 2 tenancies where they were completely disrespectful toward me, the property, and other residents.

I decided that I wanted more of his time and that I was willing to pay for it and so he and I collaboratively worked out a "paid" mentorship where we partnered on two rehabs (I put up the money, he provided a hard money loan, and we split profit approximately 60/40 - don't recall specific split but I know I got the larger share).
