Likely less wear and tear on property, since these are visitors that are likely barely using property as a bedroom before leaving for the day.Longterm rentals: unlikely to be outlawed anytime soon.

Since then, the City’s Code Enforcement Division thus far has issued notifications of violation with penalties to owners of 59 different properties and counting—with fines of $1,200, $3,000 and $5,000 for a first, second and third offense…”Did any of these cited property owners have a better chance of preventing - not to be confused with responding to a complaint of - someone (tenant, visitor or a trespasser) from using their property to illegally set off fireworks than the municipal government had in preventing a person from setting off illegal fireworks in a city park or any public right of way?

Either of those would require him to move out.He hasnt physically threatened me, just threatened to sue me and banging on the walls at night so I cant sleep and randomly screaming in his room waking me and other roommates up.

Hi Brandon,Not from Boston but a Double Barrel layout is better than an over-under layout.Less noise complements about footsteps overhead.If you build a Duplex, at some point you will probably wish you had built a tri.Bigger windows can make a smaller unit "Feel" bigger.Consider if they will make you use a commercial garbage service or allow you to have just regular pick up.Think about keeping the garbage area hidden (like they do at McDonbalds and etc...) it makes the property look nicer.Look into how many parking spaces they will make you have and decide (is that the amount you want to offer--or would more for visitors be a good idea).Look into fire requirement differences between duplex and tri--do they make you put in sprinklers, or fire escapes, etc...Spend some time with your architect and think about utility meter placement so it looks apartment like vs homeowner like (this could be a positive point on a sale vs rents collected).Consider having buried electrical service vs an overhead drop line if the neighborhood is up and coming.Just my 2 cents.

If you can get some of the "winter visitors" to do a 30+ day rental that could be good, but that only covers you for the winter and location really matters as well as accessibility on the house.

Some examples:Increased wear-and-tear on the rentalIncreased number of vehicles and visitors, which upsets the neighborhoodIncreased likelihood of parties, noise, fire pits, and 4-wheelers jumping fire pits (ask me how I know)Tenants will have disputes and call you for resolutionIncreased lease violationsSomeone ends up leaving and the remaining tenants can't afford the rentHere's the reality.

Location, condition, neighborhood, etc...[2] Dope Fiends De-volve in life (quickly), and unless Section-8/Welfare is paying for their housing and utilities and food, they will soon be (late on rent, then short on rent, then missing rent) to pay for their Dope (unless they get stuck in the greybar motel or a cemetery).[3] Dope Fiends tend to let their living quarters de-vole into "Filth and Bugs"--while they "Turn on, tune in, and drop out" {baby}.[4] The quality of "Visitors" Dope Fiends have over are not people you would want to be there when you come to "Fix the stove".If the duplex is too "Slummy" for non Dope-heads, well that's another thing.Another thing, females sometimes resort to (methods of ill repute) to pay for their drugs, and if that happens your duplex will probably be on the PD nuisance watch list.If it were mine, they would be "Asta la vista, baby", the units turned and new renters found (who are likely to not be on Dope--such as long term hospital employees).Good Luck!
