A homeowner emailed me from my direct mail marketing.

Some different ways that have worked for me are writing tailored letters to property owners who's property fit what I'm looking for (ie pitched roof, mostly brick, etc), sending emails and calling for rent ads on Craigslist and seeing if they are interested in selling.  

My last deal, I had to do some super sleuthing since two weeks of emailing and calling the listing agent and the principal broker netted nada.    

I would be able to email you the comps pulled (sold properties near my subject properties) if you message me your email and indicate that you would like to see the comps I pulled. 

You can call and email their office with questions on things you can't wrap your head around and you'll usually get a pretty quick response.

Whether that experience is sitting on a beautiful beach with my wife, or if that experience is fixing a leaky faucet in one of my rentals, or renting to upstanding, wealthy, Class A tenants, or dealing with a low income, but hard working tenant, who is having temporary financial issues. 

Almost daily we get texts or emails about them wanting us to remove certain trees, or repaint the fence, or other things.
