@Michael Quarles Thank you - actually the divorce mailings is just a small segment of mailers we are sending as part of an aggressive campaign since the short sale and REO market is pretty over saturated in our market.

We need a system that will allow us to house an email list, allow us to text individually and in bulk, allow us to email and use drip campaigns, and allow us to segment the customers per type (real estate buyer, real estate seller, interior design client, etc).

I suggest you use the mail > call > knock technique and build campaign(s) around a sequence of contact points after segmenting your lists.

If either the policy or the taxes go up (likely in the rehab scenario), the lender does not need to adjust monthly payments immediately.Dominion is in a risky segment and they've been around for almost 20 years... so they must be doing a bunch of things right.
