Awesome compilation on list of value adds, is a brand new luxury vinyl flooring on top of existing wood floor a better value add over refinishing existing wooden floor?

I know I am going to be ripping up the carpet and refinishing the hard wood underneath, painting and replacing the stove since the oven doesn't work.

I think it will Appraise at more value with a new roof, termite tented, $5000 refinishing of the Terrazzo floors, all cleaned up and painted inside and out.

My subs will cover: hardwood floor refinishing, painting, patching, sheetrock, tile, electrical, plumbing.

Extensively remodeling the interior: changing layout, remodeling bathrooms, refinishing existing hardwoods, new baseboards, door/window casing, paint throughout.

Lots of the stuff for sale is over there for 35-70K are big 2-4 unit brick buildings that are just short of turnkey, they prob just need paint, refinished floors, and a new vanity in the bathroom.
