How much rehab for buy and hold?
I am closing on a property next Tuesday (god willing) and I am still debating how much to rehab. I know I am going to be ripping up the carpet and refinishing the hard wood underneath, painting and replacing the stove since the oven doesn't work. Other than that it is in pretty good shape. I am on the fence for replacing the boiler (baseboard) and hot water heater. Both are older and I am wondering if it is better to just take care of it now before I get tenants or roll the dice. I am thinking of replacing both right off to avoid the phone call and emergency expense down the road. They both will be more efficient than the 20 year old models so it will also be beneficial for the tenants!
