My personal philosophy is to renovate to a very high level anyway, to limit repair calls and turnover, so the inspection process doesn't phase me.I would be interested in hearing how your complaints up the chain work out.

I have a very simple philosophy that has worked well for me....

It seems to best fit our life philosophy of working to live rather than living to work. 

Here is a great philosophy for you: If you can't afford to keep it vacant, you can't afford to keep it. 

The answer does depend on how much time, energy, and money you are willing to invest as well as your personal risk tolerance, and investing philosophy.

This has been my philosophy, low interest/fees/ltv with experienced rehabbers, and I love it.  

If you are not an experienced accredited investor, take the time to understand the syndicator's strategy, their business philosophy, their track record, their investment model, and their approach to reporting to you as an investor, before you invest. 

@Julie McCoy is spot however from a true investor philosophy, much more cost effective to keep your properties rented and use the money to vacation where you want, when you want to!  

However, not everyone agrees with that philosophy.Like most things, that philosophy works, until it doesn't.
