Can there be a lease addendum that the dog needs to be closed off for any maintenance men visits, landlord visits to check property condition ect.

I agree with Manny, Nick and John TFlorida is full of dishonest people, tricksters and con men. 

I would argue men's ability to absorb risk is actually why you see more male investors and younger male investors than you see female investors... so I don't ascribe to not entering because there could be an element of risk.
