As you progress through your real estate journey you could always decide to become a realtor because you think its so interesting or property manager or any other profession that requires it and have it on the back burner.

Lot of my friends did it and it killed their Saturdays for a while but they're fat now on that cashflow!

I too wanted to start investing in RE at 18, but joined the military at put RE on the back burner.

I can't quite live as fat on that but it would still buy me several hundred acres, a very nice, house several expensive cars, and enough long term rentals and franchises so that I would never have to worry about running out of money while I travel the world. 

I have a protein shake for breakfast, chicken salad (with low fat mayo and mustard) for lunch, and whatever my wife cooks for dinner.

We were going to fix it but every time we bought a more expensive property we concentrated on that so this one kept getting put on the back burner.

Go flip 10 of these great equity properties, make half a mill, and go throw that at 2m+ worth of high yielding rental property that doesn't come with a fat project associated. 

It's like the concept of "fat FIRE" which I'm trying to follow as well.
