I would have also eliminated the last clause in their definition of a Private Lender, striking the words, ”… all loans are made to a formal corporate entity (e.g., corporation, LLC, etc.) on nonowner-occupied real estate.”In spite of the conventional wisdom on BP, and surprisingly at the NPLA, Private Lenders can absolutely make loans to individuals and to owner-occupants.

Attend your local REI meetings and beyond that start striking up conversation with every new person you meet and simply ask them if they own any property they are trying to get rid of or if they know anyone else trying to get rid of property.
