In a sticky situation here, I purchased a new single-wide 3/2 mobile home in Fort Worth.

Flipping is not an easy game, especially now as numbers are tightening from increased investor interest, Eau Claire/Chippewa Falls Market is good, also look at Rice Lake, That town has a lot going for it in my opinion, Step 1 Secure financing, and establish a target purchase and exit range, Step 2 Learn your market, and know every distressed property in it, Step 3 make your acquisition, and if you did your home work correctly a few months later you will be marketing the rehabbed property for sale.  

It's a sticky situation and I didn't go to school for all of that.

Then you would still be in the same sticky situation of now having a lease with someone on a property that you don't own.Shouldn't instead, there simply be a separate agreement made that states that a lease will be created once the property closes and that either party can cancel this agreement at any time if closing does not happen in a timely manner?

I'm currently in a sticky tricky kind of situation.

It turned out that it was a shady deal and I got the short end of the stick. I

@Monte Rice if you have 20% equity and lived in the property for one year,  you should be able to refinance your FHA into a conventional  owner occupied loan.

I'm sure they will want to put their name on this box with the sticky letters.I've been to Home Depot and Lowes and other stores like Tractor Supply but I don't see anything other than sticky-tact letters. 

It means you'll need to replace the marble tile with marble tile when someone drops a pan on it, not vinyl sticky tile.
