Vinyl is more water resistant... 

It has a 10 yr warranty, water proof, green and has a high-density core that resists denting.

@Shaun Palmer I am way late to this conversation but couldn't resist.

The path of least resistance is listening to the Co-op board whether what they say makes sense or not. 

Rent roll is 1% of asking price as it stands but I predict rents could be raised 20% without too much resistance.

I decided to continue to work as an investor-only and choose the path of least resistance and comfort at my old age.  

Also the Rexburg market is hot but I think with the growing student base and recession resistance that that provides warrants the higher prices than other cities in the area.

This would provide me with the path of least resistance in the marketplace, hopefully giving me a leg up. 

I’ve always enjoyed real estate, construction and renovations but I’m trying to resist the urge to do everything myself hands-on and run this like a remotely operated business.
